NEW UPDATE ON THE SMISER RANCH PROJECT!

To recap, in May 2008, the Smiser Ranch project, aka "The Avenues at Santa Clarita" was reported to be in "suspension". Many of your neighbors on the Calgrove Corridor Coalition (CCC) team continue to be involved in related development issues that will affect all of us in the Santa Clarita Valley.

The City and County have developed a new plan called The One Valley One Vision General Plan (OVOV Plan) which will directly impact the Smiser Ranch property.

The OVOV Plan is nearly final but is only now being offered for public review. The CCC team has been attending the review meetings, talking with members of the planning commission and reviewing the information provided.

From these discussions, we have found that this new OVOV Plan will change many areas of the original General Plan that was adopted in June of 1991.

How do these changes impact us?

  1. Currently, the Smiser Ranch property is zoned as Community Commercial which states detailed density and height restrictions.
  2. With the proposed OVOV Plan, the Smiser Ranch Property zoning has been re-defined.
  3. The new designation, Specific Plan (SP) is vague! It removes the original density and height restrictions and gives the developer an option of developing projects of greater density and height. (Think of how the intersection of the 405 and 101 looks!
  4. The CCC team is opposed to the SP designation and wants the zoning to remain as originally defined when the City was incorporated. This will protect our neighborhoods and gives us input into a "reasonable" development for the Smiser Ranch property.

How can you help?

In the next few months we may be asking for your active participation in attending Council meetings, writing letters and other activities. In this way we exercise our right with our City officials to have a voice in the planning of our neighborhood.
